Asia's Resilient Real Estate Market Braces Itself for Market Correction, says ULI and PwC’s Emerging Trends in Real Estate® Report

Attended by over 150 in person in Xintiandi Langham Hotel and more online, the meeting featured two keynote presentations. Esther An, Chief Sustainability Officer of City Development Limited of Singapore, delivered her keynote on “Advancing Business Resilience through Sustainable Integration”, and Jonathan Woetzel, Senior Partner of McKinsey & Co and Director of McKinsey Institute, spoke on “Disruptive Technology as an Investable Theme in Real Estate.” Esther shared how her company’s leadership committed to sustainable development as early as over 20 years ago and has improved the building performance and reduced energy spending through continuous monitoring and asset enhancement. When asked about the most important success factor, she pointed out leadership by senior management. Jonathan shared that because real estate industry has traditionally resisted new technologies, there are many gaps to fill such as carbon emission reduction and community building. However, he pointed out that the attitude toward adopting new technologies has started changing and that those who adopt and leverage new technologies have already started reaping benefits.
The sessions in the morning included “Impact of Technology on Different Property Sectors”, “Future-Proofing Investment”, and “Discussion with Tech Providers.”
In the afternoon, the meeting resumed with four concurrent sessions: “Towards Net Zero”, “Digitalization”, “New Development Projects”, and“Remodeling Projects.” The presenters primarily shared their actual cases and lessons learned. They were followed by a presentation on this year’s ULI AP Excellence Award winning projects and a panel discussion on two of the winning projects, Wuhan Tiandi and Beijing Universal Creative Square. The meeting ended with a “Pool-side Chat” with Wilson Chen, Chief Executive Officer, China & Senior Managing Director, Tishman Speyer, moderated by Rebecca Cheng of KPF.
